So, your lease is ending and it’s time to move on to bigger, potentially better, things.

Moving properties can be stressful whether it’s the first time or the 100th time.

Wouldn’t it be nice to have a handy and helpful to-do list to refer to once your lease is up?

Thankfully, the Leederville property management experts have compiled one for you.

Read on for the things to remember when ending a lease from the Leederville real estate agency team at Pro Property Group.

Check, double check and triple check your lease terms

When you’re readying yourself to move out of a rental property, it’s worth digging around for that lease agreement you signed many moons ago.

Why?

  • To remind yourself of any special conditions agreed upon and expected at end of lease.
  • Think carpets professionally cleaned and/or end of lease whole property cleaning. These are the common things but read the fine print to jog your memory.

Remember to keep a copy (or copies) of your invoice and receipt for any of these services as proof that they have been completed.

Tidy up the garden (if applicable)

Depending on the terms of your lease, you may need to tidy up your rental’s garden.

What does this entail?

  • By no means carry out or contract landscaping services. That’s absurd!
  • Just stick to weeding, replacing dead trees or plants and removing your own possessions from the garden.

Cancel your utilities

Many tenants actually forget this step or leave it until the last possible minute.

Letting your providers know (gas, electricity, internet etc) as soon as possible of a locked-in vacate date will save you overspending in this department.

The sooner you cancel your utilities, the sooner you can prepare your next property’s utilities.

Complete a thorough final inspection

Your belongings are packed up and have left the building, your utilities have been cancelled and you’ve secured your next living arrangement. Now what?

Remember that lease agreement? Don’t throw it out just yet because it’s time for the final inspection.

Here’s what to check and clean:

  • Kitchen: stovetop, oven, exhaust fan, sinks, switches, benches, drawers, walls, doors, floors, windows, blinds and any kitchen appliances that is agreed will be staying behind.
  • Bathroom: baths and basins, toilets, shower screens, walls and heads, mirrors, drawers and cupboards, blinds, floors and power points.
  • Take this approach for other general areas of the property like lounge room and dining, bedrooms and laundry.

Make sure to vacuum, mop and dust thoroughly yourself if you choose not to use professional end of lease cleaners.
